This service is for landlords who prefer to manage their own properties and be the first point of contact for their tenants. We will find you a suitable tenant, take references via an agency and then move them into your property.

This service includes:

  • High quality exterior & interior photography
  • Tenants fully credit checked and references taken
  • Deposit & first month’s rent taken on move-in
  • Tenancy agreement & comprehensive photographic inventory
  • Statement of account and Standing Order set-up from the tenant to the landlord.

Property Management Service

This service takes the hassle of letting a property from the landlord as we take care of every aspect of managing your property portfolio for you. Our lettings department headed by Robert Snowden would deal with this on your behalf – as the first point of contact for all tenants, collecting the rent and arranging any repairs or maintenance required.

This service includes the same benefits as our Find a Tenant service as well as:

  • Changeover of utilities to tenant’s name on move-in/move-out
  • Regular property inspections
  • Ensuring up-to-date gas safety certificates are in place
  • Quarterly statements of account
  • Arranging any ongoing maintenance such as gardening
  • Deposit held in government approved scheme
  • Arranging repairs to the property.

Additionally when your tenant gives us notice to leave, we will begin marketing the property immediately to avoid any disruption to the landlord.

We can also help with many other aspects of letting your property – such as re-decorating, clearing & cleaning, arranging gas and electrical checks and arranging quotes for any work needed prior to a tenant moving in or out.

Tenancy fees may be payable by the tenant as detailed below:

  • £174.00 inc VAT per tenant for referencing
  • £78.00 inc VAT per house for inventory and moving in costs
  • £120.00 inc VAT per house for any amendments or renewal of the lease
